Florida State and County Taxes of 14%
Directions to the villa.
All telephone calls, local national and international free of charge
Complimentary Broadband Internet access
Villa airconditioning / heating (however unlikely!)
Utility costs excluding pool heat
Services of our local management company
All bedlinens and towels including pool towels
Use of Community Pool and Tennis Courts
Golf cubs (1 full set) and complimentary guest membership to Kissimmee Golf Club with reduced green fees
Cleaning after your stay
High chair and cot where required
Check in at 4pm, checkout at 10am

Not Included:
Cleaning during your stay
Laundry
Detergents, cleaning materials, toilet tissue etc during your stay
Pool Heat, Optional at £70 /$120 per week, strongly recommended October-April**

Drinks pack -
Coffee, tea bags, milk, orange juice, soft drinks, water  .

                                                                         ** PLEASE NOTE**
       Requests for Pool Heat that are not prebooked will incur an additional surcharge from our Property Management company of $25 and must be paid locally. In these circumstances, the pool may take up to three days to reach temperature depending upon prevailing ambient temperatures at the time the pool heat is switched on.
       Pool heat is pre set to provide a water temperature of  around 90 degrees Fahrenheit. Please be aware that in outside temperatures of less than 60F Pool will not heat to 90F!
